Driveway Repairs In Hornchurch & Upminster
Has one corner of the drive sunk, cracked or started shedding blocks?
Block paving relaid, tarmac patched and resurfaced, edges rebuilt and drainage fixed for homes in Hornchurch, Upminster, Elm Park and across Havering
Not every tired drive needs replacing. A block drive with a dip by the gate, a tarmac drive with a crack along the garage line, a resin drive with a crumbling edge, a concrete drive that has dropped where the side passage drains onto it: most of these can be put right for a few hundred pounds rather than a few thousand. The honest part is knowing which ones cannot. A repair over a base that has failed is money thrown at the symptom, and we would rather tell you that on the visit than take the job. We do a lot of repairs in Hornchurch and Upminster and we turn down a few every month.

What we can fix without digging the whole drive up
01
Sunken block paving
The blocks in the dip come up, the base beneath is excavated, re-compacted and brought back to level, and the same blocks go back. Done properly you cannot see where the repair was.
02
Spreading or missing edges
The usual cause of a block drive fanning open at the front. We lift the edge course, bed it on concrete with a haunch, close the pattern back up and re-sand.
03
Cracked or potholed tarmac
Cut back to sound material, prime the edges, lay hot tarmac and roll it. On a worn but sound drive a full new wearing course is a fraction of the cost of a rebuild.
04
Resin edges and bare patches
Crumbling edges and worn high-traffic strips on a resin bound drive can be cut back and re-trowelled with a matching blend, provided the base under them is sound.
05
Drainage that was never built
A channel across the gate, a gully where the side passage floods the drive, or a soakaway where water has nowhere to go. Often the fix that stops the sinking from coming back.
06
Weeds, moss and jointing
A proper clean, kiln-dried sand or resin jointing, and a membrane cut in where weeds are coming up from below. A cosmetic job that makes a ten-year-old drive look new.

How we approach a driveway repair in Havering
The first step is finding out why it failed. Everything else depends on the answer.
-
Look at the failure, not the surface
We visit, lift a block or probe the crack and see what is underneath. A dip at the gate on a 1930s Hornchurch semi is usually a base problem; a crack along a drain run is usually a drainage one.
-
Straight advice: repair or replace
If the base has gone across the whole drive we say so and quote for a rebuild. If it is local, we quote for the repair. You get both figures where it is a close call.
-
Fixed written price
What is being lifted, what is going in underneath, what surface goes back and how the joint to the old surface is handled, with a fixed total.
-
Open it up
Blocks lifted and stacked in order, tarmac cut back square, resin cut to a straight line, concrete broken out to the edge of the sound slab.
-
Fix the cause
Base re-compacted or rebuilt, membrane added where clay is pumping through, edge restraint set in concrete, drainage channel or gully installed and connected.
-
Reinstate the surface
Original blocks relaid on a fresh screed, hot tarmac laid and rolled, resin re-trowelled in a matched blend. Where the old surface cannot be matched we tell you before we start.
-
Check and hand over
The repair is checked against the surrounding levels and falls, the area is cleaned down, and the work is covered by the same written guarantee as a new drive.
-

What our guarantee actually covers on a Hornchurch and Upminster driveway
Most guarantees in this trade cover the surface, because the surface is the easy bit. Ours is written around the structure underneath, which is where a driveway on Havering's London clay either holds or does not. We put the excavation depth, the compacted MOT Type 1 thickness, the concrete haunch behind every edge and the drainage route on the quote, and we guarantee that build. If the surface sinks, spreads or ponds because any of that was not done right, we come back and fix it at our cost.
- Sub-base depth and compaction written on the quote, not left to the day
- Every edge course set on concrete and haunched, so nothing creeps
- Settlement, rutting or lifting caused by our groundwork put right free
- Manufacturer cover on resin, block and porcelain on top of ours

Overlays on a bad base

When a repair is the right call, and when it is not
A repair is the right call when the failure is local and the cause is obvious: one corner has sunk where a downpipe discharges onto it, the edge course has crept on one side, a trench for a new water main was backfilled badly, a tree root has lifted a patch. In each of those the rest of the drive is sitting on a sound base and the repaired patch will match it. Most of the repairs we do across Hornchurch and Elm Park are in this category and cost between £250 and £1,200.
A repair is the wrong call when the whole drive is moving. If a block drive has dips in three places, a tarmac drive is cracked in a web rather than a line, or a concrete drive has lifted into separate slabs that rock, the base underneath has failed everywhere and a patch will just move the problem along. On the London Clay north of the railway this is common on drives laid before anyone thought about depth. We will tell you, and quote for a replacement instead.
The grey area is the overlay. Firms will offer to lay resin or a new tarmac course over a drive that is sound but ugly, and sometimes that is exactly right: a flat, solid, thick old concrete or tarmac base is a good foundation. The test is a trial hole and a close look at every crack. If the base passes, an overlay saves you most of the cost of a new drive. If it does not, an overlay is the most expensive mistake on this page.
Repair, overlay or replace: the honest comparison
Three options, three very different prices, and the right one depends entirely on what the base is doing.
| Local Repair | Overlay | Full Replacement | Leave It | |
|---|---|---|---|---|
| When it suits | One or two local faults on a sound drive | A sound, flat, thick base with a worn surface | A base that has failed across the drive | Cosmetic wear only |
| Typical cost | £250 to £1,200 | £2,000 to £4,500 | £3,000 to £8,000 and up | Nothing yet |
| Time on site | Half a day to two days | One to three days | Three to five days | None |
| How long it lasts | As long as the rest of the drive | As long as the base underneath | Fifteen to forty years by surface | Until the next winter |
| Risk | Low if the cause is fixed | High if the base was not checked | Low | Gets dearer each year |
| Our advice | Do it before it spreads | Only after a trial hole | Do it once, properly | Fine for a worn but flat surface |

Matching the old surface
The hard part of a repair is making it disappear. Blocks are easy if the original ones are reused, which is why we lift and stack them in order. Tarmac patches always show a little until the first summer has weathered them in; a full wearing course avoids it. Resin is matched by blend and tends to look slightly cleaner than the rest until the drive has had a wash. Where a surface cannot be matched, such as a discontinued block or a bespoke resin colour, we tell you before we start and suggest a border or inlay that turns the repair into a feature.
- Original blocks lifted, stacked in order and relaid
- Hot tarmac patches cut square and rolled flush
- Resin re-trowelled in a matched blend
- Discontinued blocks sourced reclaimed or replaced with a planned inlay
"Close to half the repair enquiries we get in Hornchurch and Upminster turn out to be a drainage problem rather than a surface one, usually a downpipe or side passage emptying onto the drive."

What driveway repairs cost in Hornchurch and Upminster
Small repairs, a sunken patch of block or a tarmac pothole, start at around £250 including the call-out. Rebuilding an edge course along one side of a semi front is typically £400 to £800. A new tarmac wearing course over a sound base on a two-car front is £1,500 to £2,500. A drainage channel and soakaway added to an existing drive is £600 to £1,500 depending on the dig. Every repair is quoted fixed after a visit. The price goes up with:
- +The area that has to be lifted to reach sound base
- +A base that needs rebuilding rather than re-compacting
- +Drainage that has to be dug in where there was none
- +Surfaces that cannot be matched and need a wider reinstatement
- +Access for a small roller or a tarmac delivery on tight fronts

Why has one corner of my block drive sunk?
Almost always because the base under that corner was thinner or less compacted than the rest, or because water is getting under it. On the 1930s fronts across Hornchurch the dip is usually by the gate where the car turns in, or along the house where a downpipe discharges. We lift the blocks, rebuild and compact the base, sort the water and relay the same blocks.
Can you repair a cracked concrete driveway?
A single crack along a joint or a drain run can be cut out and filled, and a dropped slab can sometimes be lifted. Concrete that has broken into several rocking pieces cannot be repaired usefully and is better broken out and replaced. A sound concrete slab is a good base for a resin or tarmac overlay, which is often the best answer for an ugly but solid one.
Do you fix drives you did not lay?
Yes, and most of the repairs we do are on other people's work. The only drives we will not touch are ones where the only honest answer is a replacement and the owner wants a patch regardless. We will give you the replacement price and leave it with you.
Is there a call-out charge?
No. The visit and the quote are free. If the repair is small enough to do on the spot and you want it done, we can sometimes do it the same day; otherwise you get a fixed written price and a date.
Do I need planning permission to repair my drive in Havering?
No. Repairing or re-surfacing an existing driveway is not development that needs an application, and Havering Council does not need to be told. The one thing to be aware of is that if a repair involves replacing a large area with an impermeable surface and there is no drainage, the 2008 permeable surface rule can apply, so we add a channel where it is needed.
Which areas do you cover for repairs?
The same as for new drives: Hornchurch, Upminster, Emerson Park, Cranham, Elm Park and Rainham first, then Romford, Gidea Park, Harold Wood, Harold Hill and Collier Row, and out to Dagenham, Barking, Chadwell Heath, Ilford, Gants Hill, Brentwood and South Ockendon. Small repairs further out are sometimes not worth your money once travel is included, and we will say so on the phone.
